Questions

Good to know.

The questions agents and brokers ask before they commission a site. If yours is not here, ask me directly.

The sites

What you are looking at

Are the demo sites real websites?

Yes. Each theme is a complete, working site: the search, the map, the listing pages, the client accounts and the alerts all function. Use them exactly as a buyer would.

Are the brokerages on the demos real?

No. Every brokerage on the demos is a fictional brand created to show its theme. The agents named on them are fictional as well.

Where do the listings on the demos come from?

From a sample MLS data feed used for demonstration. Your site would run on the live feed from your own MLS, refreshed every fifteen minutes.

Will my site look exactly like the demo?

The structure and the engine, yes. The brand, colors, type, photography, copy and the areas you serve are all changed to yours, so no two client sites look the same.

Can I have something that is not one of the themes?

Yes. Any theme can be adjusted, and a fully custom design is possible on the same engine. New themes are added regularly, so the collection will keep growing.

Your MLS and your data

How the feed works

Which MLS boards can you connect to?

Sites run on official, MLS-approved data feeds. Florida boards are the current focus. Tell me which MLS you belong to and I will confirm availability for your board.

What does my broker have to do?

Your MLS requires the broker of record to authorize the display of listing data on your site. I prepare the forms; your broker signs them. That is the only step I cannot do for you.

How often do listings update?

Every fifteen minutes, around the clock. New listings, price changes, status changes and photographs all come through automatically.

Does the site show every listing in the MLS, or only mine?

Every active listing your MLS permits for public display, with proper attribution to the listing brokerage. Your own listings can also be featured separately.

Who handles MLS compliance?

I do. Attribution, disclaimers and display rules are built into every listing page and kept current as the rules change.

Working together

Timing and cost

How long does it take?

About two weeks from the day your broker signs the data authorization. The MLS's approval is the one step whose timing I do not control; a few business days is typical.

What do I need to provide?

Your brand name and logo, a biography and headshot, photography you have the rights to, the areas you serve, a few testimonials if you have them, and your domain. A short checklist covers it all.

What does it cost?

It depends on the theme, the customization you want and your MLS's data fees. Request a consultation and you will receive a clear monthly figure with no per-lead charges and no surprises.

Is there a long contract?

Terms are set out plainly in the consultation before anything is built. You will know exactly what you are committing to.

Who will I be dealing with?

Me, Brian Galvan. There is no sales team, ticket queue or account manager. Design, build, MLS paperwork, hosting and changes after launch all come from one person.

Ownership and after launch

What is yours

Do I own the domain?

Yes. The domain is registered to you. If you already have one, the site goes live on it.

Where do enquiries go?

Straight to your email, and nowhere else. Every form on the site, including showing requests and home-value requests, delivers to you. Nothing is resold or shared.

What about my clients' accounts and saved searches?

They belong to your site. Clients who save homes and searches receive alerts from your site, under your brand.

Can I change the design later?

Yes. All themes run on the same engine, so changing the look does not touch your listings, client accounts or saved searches.

Can I add pages or make changes after launch?

Yes. New community pages, copy changes, photography and seasonal updates are a message away.

Is hosting included?

Yes. Hosting, the SSL certificate, the MLS feed, photo storage and email delivery for your forms are all part of the service.
